Do you need to see our house first, before making an offer?
If you complete the “Get An Offer Now” Form on this website, we will be able to give you a ballpark estimate over the phone of what we would pay. If it sounds like something that works for you, we will then schedule to come out and see your house, at which time we can confirm our numbers and give you a written offer. If you accept the offer, we can open escrow immediately.
Do you pay me cash when you come to see the house?
No. I DO pay cash for your house but I don’t give it to you on the spot. What happens is we open escrow like any other real estate transaction. I will make you a written offer and once accepted, I will take a non refundable deposit (usually $5,000 to $10,000) to escrow to open escrow. From there, escrow will prepare documents and make sure there is clear title. Once we have clear title, I will wire the rest of the funds needed for the purchase, and then we close. All this can happen within one week, if you would like to close that soon!
What if I need some money to move, prior to us closing escrow?
In extenuating circumstances, we can help with that also. Please contact us to discuss!
What if I want to move some of my belongings with me?
It is totally fine if you want to move your belongings with you. Generally, we need to time the closing of escrow with the day that you are ready to hand over the keys to the house. We may also be able to provide assistance to you to help you move, in the form of manpower or a moving van. We are always willing to work with you to figure out the best and easiest way to help you with the sale of your property.
How long does it take to close?
We have closed in as little as 7 days. Generally, 10-14 days is a more realistic time period to close. We can also provide longer closings such as 30-35 days. We will work to your schedule to pick the best suitable time frame to close.
How are you able to close so quickly?
We have cash available to purchase properties with deferred maintenance. So because we don’t have to get a regular loan from a bank, we are able to wire the funds into escrow and close quickly.
How long does it take for you to get back to my request for an estimate?
Usually we will respond within 24 hours.
Do you buy houses where someone has passed away in the house, and houses where there is/has been animal hoarding?
Yes. We have purchased houses with both these scenarios.
What do you do with any items I leave behind?
We donate as much as possible to local non profit organizations and we will also recycle what we can. Any trash left behind will go in a dumpster.
