I have had the pleasure to work with Kristi on 3 transactions thus far. I recently had a friend who wanted to sell both his primary residence and an investment property that have been in his family for over 60 years in order to relocate to another state. He had neither the time nor the means to make repairs on the properties as most potential buyers would probably request. Kristi saved the day by coming in with cash offers to purchase the properties “as-is”. More than that, she was flexible on the closing dates and even allowed him to leave behind anything he didn’t want, couldn’t move, or had time to clean up. The sale of both properties went very smoothly for him and I appreciate all of the accommodations Kristi made for my client.
I am a real estate agent and work with Kristi to find her houses to buy in the Los Angeles area. She has closed 6 houses so far this year with me personally. Most of what I find for her are bank owned houses but I know she works with regular individuals as well. The houses she buys have foundation problems, illegally converted garages, peeling paint and lots of repairs needed – basically all the stuff that a normal person trying to buy a house wouldn’t want. Also, Kristi buys these houses with cash and never has to get a loan from a bank, so I never have to worry about the property “falling out of escrow” like a lot of other transactions have been doing lately.
A friend of mine has 2 brothers and their elderly parents had recently passed away. I don’t think there had been any updates done to the house since the 70’s.
